Pre-Development Services.Provide detailed site assessment and review as to all issues pertaining to the development of the property. This would include planning and zoning matters, environmental, approvals and permitting. Additionally, at this time we would define target markets, work to create conceptual site plan, proposed development plan and preliminary project budgets along with a sales and marketing plan. Feasibility Study and Financial Analysis.Conduct market research on the primary market area and prepare detailed feasibility study to determine the economic viability of a proposed project on a site specific location. Provide complete performance projections and analyze development options for the site in order to fully optimize the investment potential. Financing.Nautica can assist you in the preparation of loan request submittals and packages. Directly submit, and/or negotiate on your behalf, your loan request in order to obtain the best terms and conditions. This would include A & D loans, bridge loans, construction and permanent loans, debt and equity placements with both institutional and private lenders. Project Management and Development.Nautica provides a full range of fee development and services.
